Does anyone who has a 727t find that when you park your car for a while and try to unlock/disarm it, that sometimes it only unlocks and won't disarm? I was wondering if this was a problem with my wiring or with the unit itself. It will disarm/arm most of the time but just sometimes I keep pressing the "unlock" button on the remote and it won't disarm. What I have to do is press "lock" so it will chirp once then press "unlock" again; it then disarms.

Next time it does this, open the door to make sure the alarm is actually still armed.  It having to chirp once before it chirps twice leads me to believe that it is not armed.

Test the voltage at the unit's plug across live and ground, also the antenna, if it's the plug in type, make sure all the connections are pushed home. Many problems can be rectified by look at power and ground connections.

It is armed because the led indicator is flashing, and when I open the door the alarm goes off. I can arm it, have it chirp once, and do it again a couple seconds later and it'll chirp once again even though it's already armed.

There is no antenna on the DEI unit; I'm using the factory fob. The power is ok, has constant 12v and the ground is mounted solid to a unfinished steel bar in the dash. Everything is pushed in as far as it can be.

This problem only happens sometimes, when my car is left armed for about 3 hours or longer.
