I recently installed a used N2, and ran into a problem with the navigation dvd. The HU didn't come with dvd's so I bought a new CNDV-40MT(Orange) East Disc. After I insert disc it checks disc, then I get an error message "Please Insert Appropriate Disc"

I know the 40MT is Brand new and original. But what could be causing this error? Has the previous owner updated to a new disc/OS? CNDV-50(Green)?

I am guessing these discs aren't downward compatible so to be safe should I go and buy an CNDV-60(Purple?) The msot recent disc available?

Your best bet would be to contact Pioneer customer service @ 1-800-457-2881. Only they can tell you 100% for sure if those CD's are compatible. They may need date codes or serial numbers etc. if there was a change during the model run..and with Pioneer that is quite possible.

I don't know where you got the cd from but I think the cndv40mt might be older as they are no longer available from Pioneer. The cndv-50mtp which retails for 250 dollars is still available but again you need to call customer service for compatiblilty.

The cndv-60mp (purple) is an upgrade (retails for $250 as well) but again Pioneer can best answer if that will work with your unit or perhaps something else is wrong, hopefully not a defect.

One other thing I should mention. I have seen this happen before and it turned out that the CD needed to be cleaned. I know you state it is brand new but perhaps it got dirt or a grease smudge on it..well can't hurt to check. Basically I am concerned that perhaps the lazer is not reading it which would cause your issue as well.
