How do I increase the amount of "Run-Time" from 12 minutes up about 20?

Try this...turn the key to the run position, then turn it off, press and hold the programming button, hold it in until the system chirps three times, release it then press it in 5 times, holding it in on the fifth press (this is option 3/4 of the programming menu) then press unlock on the remote. This will set your system to 24 minutes run time. This will only work if the original installer did not lock out the programming options with a bitwriter. If the original installer did lock it out, you will have to take it to someone who has one and get it unlocked/reprogrammed.

Thanks, it sort of worked. I did what you said and it extended the run time cut I shut it off after about 30 mins.

I should have wrote out more information in my previous post. Following those instructions will put you into the menu that allows you to change run time. Pressing lock or unlock on the remote changes this value. Pressing lock sets your unit at 12 minutes, unlock the first time puts it at 24 minutes, unlock the second time puts it at 60 minutes...if you continue to press unlock it will switch between 24 and 60...first press, 24, second press 60, third press 24, fourth press 60, etc. So if you happened to press the unlock button twice it would have set it at 60 minutes, trusting it was already set at 12.
